Landscaping a neat and simple garden

The landscaping in your outdoor area should always make you feel like you’ve got a little slice of the Garden of Eden right at your doorstep. The front yard should be a little taste of luxury, while the backyard should be a private, relaxing oasis. However, if your yards are more like an episode of Man VS Wild, you might need to do some work before you sell. While you might love that rustic, Amazon rainforest style, clean landscaping is extremely important to potential buyers. In fact, a study by Your Property Investment Australia revealed that 39% of buyers will make major purchase decisions based on the quality of outdoor areas – meaning that Bear Grylls style probably isn’t going to be all that appealing to most.

Clean bathrooms

While it’s easy to get inspired by all those fancy bathroom transformations on The Block, you don’t need to spend thousands of dollars on a bathroom renovation to increase the value of your home. According to realestate.com.au, an ultra-modern bathroom isn’t all that high on buyers lists. Instead, the majority of buyers are looking for something much simpler – a clean bathroom.  This means no cracked tiles, no rusty fittings, no broken mirrors, and most importantly, no dirty grout. The study revealed that dirty or mouldy grout was one of the biggest no-no’s in the bathroom, and one of the top turn offs amongst buyers. Don’t worry, a few simple fixes like new fittings and bathroom regrout will quickly make your bathroom look so good, even Scotty from The Block would be proud!

Home automation

Let’s be honest here for a moment – most of us think that high-tech homes are futuristic things you’d only see in The Jetsons. Well, while there may not be flying cars just yet, high-tech homes are very much in the here and now. You’ve probably heard of automating your lights and TV, but now you can get tech that will detect weather changes and close windows, can send alerts when mail is in the letterbox, or open and close a water value at the touch of a button. And it’s no surprise that buyers are very interested in this tech with a recent study by Raine and Horne and realestate.com.au revealing that a whopping 40% of buyers would be willing to pay more for a property if it had this kind of tech installed. Now, if we could just find a robot maid…

Energy efficient homes

Over the last few years, green houses have become a BIG thing – and we don’t just mean the colour. According to data from Finder.com.au, almost half of all those in the market for a new home put a high priority on energy efficient properties – specifically those with solar panels. It’s not that surprising with Finder also revealing that an average NSW home with solar panels could save up to $141 per quarter on electricity bills or up to $15k over the course of 10 years. Trust us – nothing puts your property at the top of a buyers list quicker than letting them imagine how they’ll spend an extra $15k. Maybe a holiday…or a car….or perhaps even more solar panels so they can double their money?

Garages or carports

Think that paved driveway is all you need to lure buyers in? Think again. According to Finder, a whopping 66% of homebuyers consider a garage or carport an absolute priority of a property. Not only do garages offer up increased security, but also much needed protection from the elements – a feature found to be essential for Central Coast buyers especially after the recent weather events in the region. Remember that string of surprise hailstorms that hit the region late last year and all that hail damage?  We’re pretty sure that most people’s idea of a dream house doesn’t involve filling out an insurance claim.
