5 things Central Coast homebuyers are looking for in a property

5 min read

House been on the market too long? Let’s get it sold!

Easy to clean flooring

Here on the Central Coast, we are blessed with 41 beaches, 8 national parks, kilometres of waterfront walks, and hundreds of outdoor activities. Us Coasties love to spend our days swimming, hiking, and so much more. It’s a great life – but there is a downside. Lots of dirt, sand, and water all over our floors every weekend, meaning constant vacuuming and carpet cleaning. That’s why most homebuyers on the Coast are looking for easy to clean flooring. And it seems that the latest low maintenance flooring trend on the Coast is something called ‘hybrid flooring’. It’s designed for outdoor lifestyles made to be 100% waterproof and extremely durable. Chuck out that carpet cleaner!

Modern hot water system

Remember when we said that the people of the Central Coast love to be outdoors? Love to swim, love to hike, love to walk? Not only does it mean mess on the floor, but it also means sweat, mud, and lots of other not so nice things we wouldn’t want lingering on us for too long. So, being able to take a good shower is an absolute must for us Coasties – specifically showers where the hot water doesn’t run out mid back scrub. According to BT Home, around 45% of people would be turned off a home with an inefficient hot water system. This could include things like systems that are too small, fail to heat the water to the right temperature, are temperamental, or run in a way that increases electricity costs. Nobody wants to scream like a 5 year old girl when the water goes cold mid-shampoo!

Smart home automation

When most people think about smart home automation, they think about it as being in the far future where we will be living like The Jetsons. Well, while we might not be jumping into our flying cars anytime soon, smart homes are definitely here and adding some MAJOR value to homes across Australia.  According to Stastia.com, 19.1% of houses were smart home automated in 2018 with predictions that one third of homes will be automated by 2022. And while it might not quite look like how it did in The Jetsons (you can’t whip up a Wednesday night spag bol at the touch of a button just yet), you can do some pretty cool stuff with it! You can do things like program lights for certain times of the day, automatically close blinds when you press play on a movie, lock your doors from your phone, and control cooking appliances while you’re at work!

Inexpensive cooling options

While we might not be breaking any Australian temperature records, the Central Coast does get pretty darn warm come summer – just in the last few weeks we’ve seen some 40 degree days hit the area! So, keeping cool is important for most Coasties. However, with skyrocketing electricity prices, housing trends are leaning towards inexpensive cooling options like awnings and blinds. Canvas awnings are known to block out the hot Australian sun from the outside, while Verosol blinds – a kind of blind that reflects the sun away from the house – stops heat from the inside.  Adding these features to a house gives the feeling of a naturally cool home without the help of a power-eating aircon – something that’s very attractive to buyers.  You don’t want a homebuyer to enter your stinking hot home, and start having flashbacks of the last time they tried to peel themselves off a leather lounge on summers day.

Simple, low maintenance garden

If someone had to describe us using just a few words, ‘green thumb’ would definitely NOT be one of them.  Sure, we could probably keep a pot plant alive, but that’s about it. And it turns out that this is the case for a lot of people. Many of us don’t want to spend our weekends tending to a massive garden – especially when there’s so many other things we could be doing like looking at cute dogs on Facebook… or looking at cute dogs in real life.  Therefore, many homebuyers these days are looking for simple low-maintenance gardens with hardy plants and easy watering solutions.  Now, don’t be mistaken into thinking that this means a sparse yard. No, homebuyers are still after a tiny bit of greenery, but stay away from anything that could be on an episode of ‘Hoarders’.
