5 tips to get your Central Coast home ready for sale

4 min read

Let’s get your house sold!

Re-grout your bathroom

Think your buyers won’t care about a little bit a mould on the grout between your tiles? Think again. According to a study from financial site Mozo.com.au, mould in a property would scare a buyer off faster than if they found out the house was haunted!  This study found that over 50% of buyers won’t purchase a property if there’s visible mould or grime in essential areas such as the bathroom as it makes the property feel unclean and unsafe.

Sounds like homebuyers would rather camp out in the Amityville Horror house before they spent a single night in a home with a mould issue, right? A simple bathroom regrout will wash away any buyer fears and make sure the only scary thing about your house is how scary good it is!

Re-vamp your garden

We always have the best intentions when starting a garden. We want to transform the yard into our very own Garden of Eden complete with beautiful plants, water features, and seating areas. Fast forward six months, however, and our Garden of Eden has turned into a Garden of Weed-en. And if you think a house will get sold in that state – you’d be completely wrong!

Tidy and attractive gardens and beautiful, functional outdoor spaces are a priority for most homebuyers – nobody wants to inspect a property and imagine hours of hard labour! In fact, according to Your Investment Property Australia, almost half of all buyers will be influenced by the quality of outdoor areas in making property purchase decisions, while BT.com revealed that almost one fifth of buyers won’t even consider a property if the outdoor area is untidy or unattractive.  Time to get tidying!

Style your property

When a buyer inspects a property, they want to be able to see themselves living in their future home. This can be a little hard for buyers when the house is filled with the current owner’s memories – those cheesy school photos from two decades ago on the walls, the rusted hand-me-down swing set in the backyard, and the worn-out infomercial massage chair in the sitting room. In fact, according to Real Estate View, a massive 90% of all buyers will struggle to visualise themselves in a home when it is filled with clutter.

This is where property stylists come in! These stylists will make your property picture perfect for inspections taking into account everything from market trends and interior design principles to buyer emotions and purchase psychology. The same study from Real Estate View found that properties staged by property stylists even increased the final sale price by as much as 15%!

Cover up any unmodern or brightly painted walls

Paint colour preferences vary A LOT between homeowners. You might have come to love that weird 70’s brown-orange feature wall in your lounge room, but other homebuyers…not so much. According to a study by Money Wise, bright paint colours are one of the top ten things that will stop a potential buyer from making an offer on a property. Instead, it’s recommended that seller repaint with neutral colours such as creams and beiges that give a clean, fresh feel to the property. Don’t worry, we’re sure you’ll be able to buy that 70’s brown-orange paint to recreate the wall in your new home – even if they give you a weird look at the paint counter.

Add in some hi-tech goodies

Imagine this – your alarm goes off on Monday at 6am. You’re still tired, you’ve slept on your neck all wrong, and you’re dreading the 11am compulsory HR training session at work. Now, picture this – with a push of a button, the lights come on, a new episode of your favourite podcast starts playing through the bathroom speakers, and your coffee machine begins brewing you a warm cuppa to enjoy after your shower. Suddenly your morning doesn’t seem anywhere near as bad.

Functions like this is why buyers are looking for home automation in their new properties. These hi-tech goodies automate many everyday functions and can make them controllable through your mobile phone. And boy, are buyers interested in this tech! A recent study by Raine and Horne and realestate.com.au revealed that a whopping 40% of buyers would be willing to pay more for a property if it had this kind of tech installed.
