The most in-demand suburb on the Central Coast revealed

2 min read

We did not expect that.

The Central Coast property market has been one of the strongest in NSW this year with many local suburbs bucking the decline that’s been plaguing the Sydney housing market by continuing to grow in median house prices and in demand.

Now, data from realestate.com.au has revealed which area Central Coast is the most in-demand amongst prospective buyers – and it’s a surprising one.

The most in-demand suburb isn’t the stunning Avoca Beach or the popular Terrigal or the growing Shelly Beach. In fact, this suburb isn’t anywhere near the beach, or a lake, or even a supermarket.

You see, the most in-demand suburb on the Central Coast is…Ravensdale!

Ravensdale is a suburb tucked away in the Central Coast hinterlands, nestled between Cedar Brush Creek, Yarramalong and Dooralong.

Thirty minutes from Wyong and fifty minutes from Gosford, the suburb surrounds the upper section of Wyong River, and is filled with hectares of farmland and a small collection of houses.

And while the population of the suburb sits at only 64 (Gosford has a population of 3,500 for some perspective), people are VERY interested in the area.

According to realestate.com.au, average property listing in Ravensdale was viewed by whopping 3697 people – 2292 views above the NSW average of 705 views per property.

It outshone the other in-demand suburbs that made the top of the list. While Matcham came in second place with a strong 2874 views, it was still 823 views behind Ravensdale.  Meanwhile, Erina Heights slide into third place with a high 2406 views, but was still 1291 views off Ravensdale’s numbers.

But before you go browsing through property listings in the suburb, the area is definitely not cheap. The median house price in Ravensdale sits at a high $1.44 million – $775,000 higher than the median house price in the wider Central Coast. In fact, the most recent home sold came with $2.3 million price tag.

And that price tag is expected to just keep growing.  Homesales.com.au revealed that Ravensdale prices have skyrocketed by 26.29% in the past three years and 2.69% in the last seven months. Plus, with media house prices expected to grow by 4% before the end of next year, the average house in Ravensdale could cost upwards of $1.5 million in 2020.
